Early community guide · Published September 4, 2026 · Site photos added September 6, 2026
Early information shared with Team Wong identifies Lanipo as an upcoming neighborhood within Hoʻopili, with a potential focus on transit-oriented living. This guide introduces the emerging concept, the surrounding community and the details buyers should watch as plans become available.
Lanipo at a glance: what is known so far
- Community: Hoʻopili, D.R. Horton’s master-planned community between Kapolei and ʻEwa Beach on Oʻahu.
- Early concept: transit-oriented living, based on preliminary information shared with Team Wong. Project details remain unconfirmed.
Our September 4 review of D.R. Horton’s public Hoʻopili overview found links to Alana, Kāpili, ʻAhakea, Nanahea and Uluwehi, but no Lanipo listing. A public sales launch and specific home offerings have not been confirmed for this guide.

New photos supplied by Team Wong show building framing beside the elevated rail guideway. Our team believes the site is Lanipo; that identification remains preliminary. These views do not establish the final home designs, project boundaries or a sales timeline.

What does TOD-style living mean for Lanipo?
Preliminary information shared with Team Wong points to transit-oriented living as part of Lanipo’s concept. Project-specific plans are still needed to establish its design and connections to rail.
TOD usually stands for transit-oriented development. The State of Hawaiʻi’s planning office describes it as a mix of homes, services and other uses designed to support walking, cycling and public transit. For buyers, the practical questions are how the home connects to a station, which everyday destinations are reachable on foot, and how parking and pedestrian routes are arranged.
This fits a longstanding part of Hoʻopili’s broader planning. Its Urban Design Plan, approved May 11, 2018, describes TOD neighborhoods around the UH West Oʻahu and Hoʻopili rail stations, with a greater concentration of activity near the stations and pedestrian connections. That historical plan provides context; it does not identify Lanipo for us.
The TOD-style description does not establish a particular TOD special district designation. Lanipo’s site map and project documents are needed to assess its actual station connections and applicable zoning.
What is already around the Hoʻopili community?
Several amenities already exist in the broader community. These are useful places to explore while learning about Lanipo, with its specific location and access arrangements still to be confirmed. Our Hoʻopili community guide provides a wider orientation.
Parks, recreation and gathering spaces
The Hoʻopili Community Association’s amenities directory identifies:
- SoHo Community Center: at Iwikuamoʻo and Honouliuli streets, with a pool, party and meeting rooms, and lawn space.
- Jim Schuler Paʻani Park: a playground, pickleball and basketball courts, pavilion, grassy areas and restrooms.
- Konane Park: at Iwikuamoʻo Street and Keahumoa Parkway, with a playground, lawn and pavilion.
- Bark & Ride: a dog park and a separate play area for young children near Kohina.

Access, reservations and use are subject to association rules. Lanipo’s own association obligations and proximity to these amenities have not been established.
Skyline service is already operating
Rail access in this area is not simply a future promise. The Honolulu Authority for Rapid Transportation identifies both Honouliuli / Hoʻopili Station and Keoneʻae / UH West Oʻahu Station as operational.
That is a meaningful part of the wider community context. It does not establish a walking distance from Lanipo. Once the neighborhood’s location is available, buyers can compare the actual station route, crossings and first- or last-mile connection for their commute.
Shopping and schools: separate the area from the address
D.R. Horton’s overview identifies Ka Makana Aliʻi as a nearby shopping and dining destination and UH West Oʻahu as a nearby higher-education campus. It also describes schools planned within the development. A master-plan school site is not the same thing as an open school or an assigned school for a particular home.
Without a Lanipo address, we cannot give reliable school assignments or door-to-door travel times. Those should be checked against the actual home location when it becomes available.

Sources and reporting notes
The early information about Lanipo’s name and TOD-style concept comes from a Team Wong member’s conversation with the Hoʻopili sales team. It has not yet been supported by Lanipo-specific plans or a release notice. This guide also draws on our review of D.R. Horton’s public community overview, the community association’s amenities directory, and HART’s official station pages linked above. OahuNewHomes’ Lanipo page is an additional secondary reference for the neighborhood name. Its predictions about home features are not treated here as confirmed specifications.
