Ho‘opili pricing note — October 8, 2026: Uluwehi advertises from $487,960; its 11 priced homes span $487,960–$629,460. Advertised community entries are not promises of a particular bedroom count, FLEX® layout or available home. Other communities and historical comparisons retain their own stated dates. ʻAkoko is one of Hoʻopili’s original condominium and townhome neighborhoods, sold out by D.R. Horton in 2019 and available today only on the resale market. Units run from 1-bedroom flats (749–900 sq ft) to 3-bedroom townhomes (1,200–1,519 sq ft), with recent resales roughly in the mid-$400Ks to mid-$600Ks as of March 2026. For West Oahu buyers, ʻAkoko offers something the new-construction lineup can’t: immediate move-in at entry prices below Hoʻopili’s current developer pricing.

Overview: What Is ʻAkoko at Hoʻopili?

ʻAkoko was among the first waves of attached housing in Hoʻopili, D.R. Horton’s 1,500-acre master-planned community in Ewa Beach. Its mix of flats and townhomes — some originally sold through the affordable lottery — filled quickly, and the neighborhood closed out developer sales in 2019.

Seven years on, ʻAkoko functions as one of Hoʻopili’s established resale neighborhoods. Owners benefit from completed amenities (no construction staging next door), mature landscaping relative to newer phases, and a location inside a master plan whose infrastructure — schools, parks, retail, and the Skyline rail — keeps building out around it.

Resale Market Snapshot (March 2026)

  • 1-bedroom flats (749–900 sq ft): roughly $450,000–$480,000
  • 2-bedroom flats/townhomes (900–1,100 sq ft): roughly $550,000–$600,000
  • 3-bedroom townhomes (1,200–1,519 sq ft): roughly $630,000–$650,000
  • Median resale: ~$580,000 (~$525/sq ft)
  • Inventory: thin — typically 1–3 active listings per month

Amenities & Location

ʻAkoko residents get a neighborhood pool, playground, off-leash dog park, and the Festival Street pedestrian corridor, plus access to Hoʻopili’s community-wide amenities: seven recreation centers, community gardens, parks, and connected bike/walking paths. Ka Makana Aliʻi shopping is minutes away, and Hoʻopili’s three Skyline rail stations (open since June 2023) link the neighborhood to Pearl Harbor, the airport, and Middle Street — with the Kakaʻako extension targeted for ~2031.

Frequently Asked Questions

Is 'Akoko at Ho'opili still selling new homes?
No. 'Akoko sold out in 2019 - all units were sold during the initial lottery and sales phases. The only way to buy at 'Akoko today is the resale market. If you want brand-new D.R. Horton homes at Ho'opili, the July 2026 sales snapshot listed Alana, Kapili, Uluwehi, 'Ahakea, and Nanahea. D.R. Horton labels Alana “Sold Out” (checked October 11, 2026); confirm any remaining developer homes or resales.
How much do 'Akoko homes cost in 2026?
Resale prices as of March 2026: 1-bedroom flats roughly $450,000-$480,000 (749-900 sq ft); 2-bedroom townhomes and flats roughly $550,000-$600,000 (900-1,100 sq ft); 3-bedroom townhomes roughly $630,000-$650,000 (1,200-1,519 sq ft). Median resale was about $580,000 (~$525/sq ft). Verify against current MLS listings - pricing moves with the market.
What are the HOA fees at 'Akoko?
Roughly $250-$450 per month depending on unit type and size. Fees cover the pool, playground, and dog park maintenance, common-area landscaping, trash collection, exterior building maintenance and insurance, and water/sewer for some unit types. Confirm the exact fee on the resale listing sheet during escrow.
How does 'Akoko compare to buying new construction at Ho'opili?
Compare an actual ʻAkoko resale with a specific new home for price, condition, available warranties and closing date. Uluwehi’s advertised entry was $487,960 on October 8, 2026. That does not establish a current resale discount, warranty coverage or construction wait for every property; verify those details in the home’s documents.
Can I still get affordable housing at 'Akoko?
No new affordable lottery units are available at 'Akoko - it sold out in 2019. Some original affordable units can appear on the resale market with deed restrictions still attached, so read the title report carefully. For active affordable programs, Ke'olu at Koa Ridge runs the only purchase lottery on Oahu as of July 2026 ($550s-$640s, 120% AMI).
What amenities do 'Akoko residents have access to?
'Akoko-specific amenities include a neighborhood swimming pool, playground and tot lot, off-leash dog park, and the Festival Street pedestrian walkway. Residents also share Ho'opili's master-plan amenities: seven recreation centers, community gardens, parks, and miles of walking and biking paths.
What schools serve 'Akoko?
Public schools: Holomua Elementary (about 2 miles, opened 2018), Ewa Makai Middle School, and Campbell High School. Ho'opili's master plan includes future on-site schools, but none are open yet - verify current DOE assignments before buying.
How far is 'Akoko from Honolulu and the airport?
Driving: downtown Honolulu 35-50 minutes (60-90 in rush hour), Honolulu Airport 25-35 minutes, Ko Olina 10-15 minutes, Pearl Harbor 15-20 minutes. By rail: Ho'opili's three Skyline stations have been open since June 2023, with service east through Pearl Harbor and the airport to Middle Street (opened October 16, 2025). The Kaka'ako extension is targeted for ~2031.
How often do 'Akoko units come up for sale?
Inventory is limited - typically only 1-3 units list per month. 'Akoko is a relatively small neighborhood with strong owner retention, and appreciation since 2019 (roughly 35-45%) encourages owners to hold. Set up MLS alerts if you are targeting this community.
Are 'Akoko homes eligible for FHA/VA loans?
Generally yes - most Ho'opili condo projects, including 'Akoko, have been approved for FHA and VA financing. Before making an offer, verify current FHA/VA approval status with your lender and check the association's owner-occupancy ratio, since approvals can lapse and be renewed.
