What Is Ālia at Our Kakaʻako?

Ālia is the newest luxury tower rising in the heart of Kakaʻako, Honolulu’s most dynamic urban neighborhood. Occupying Block I of the Our Kakaʻako master plan—a joint venture between Kamehameha Schools and the Kobayashi Group—Ālia sits on the coveted Diamond Head (eastern) end of the development, fronting Ala Moana Boulevard with unobstructed ocean views.

The name “Ālia” translates to “salt bed,” paying tribute to the salt pans that historically occupied this stretch of coastline. It’s a fitting tribute for a tower that anchors the SALT at Our Kakaʻako neighborhood, one of Honolulu’s most walkable dining and retail districts.

Kobayashi Group brings serious pedigree to this project. Their previous developments—Hokua, Park Lane, and One Ala Moana—rank among the most sought-after luxury residences in Hawaiʻi. With Ālia, they’ve partnered with BlackSand Capital and tapped WRNS Studio (San Francisco) for architectural design and The Vanguard Theory for interiors, blending sustainability with refined island luxury.

What sets Ālia apart from other Kakaʻako towers is its first-row positioning along Ala Moana Boulevard. This means ocean-facing units enjoy direct sightlines to Kewalo Basin, Kakaʻako Waterfront Park, and the open Pacific—views that can’t be blocked by future development. City-facing units on upper floors capture panoramic views of the Koʻolau Mountains and Diamond Head.

Ālia Kakaʻako Floor Plans & Pricing

Ālia’s market tower offers three residence configurations across its 43 stories, featuring floor-to-ceiling glass, spacious lānaʻi, and premium Gaggenau appliance packages. Ālia’s current pricing is released on request. The most recent published figure we can point to is a featured residence — a 1-bedroom, 828 sq ft unit listed at $1,954,000 (alia888alamoana.com, checked Aug 15, 2026) — which reflects one unit rather than an entry price. Expect pricing to vary by floor level, view corridor, and unit size; ask us and we will pull current figures for the plan you are considering.

Unit Mix

  • 1-Bedroom: 114 units — Ideal for professionals and investors seeking a luxury Kakaʻako address. Expect efficient layouts with open living areas and full lānaʻi access.
  • 2-Bedroom: 271 units — The most available configuration, designed for couples and small families. Two-bedroom residences make up the bulk of Ālia’s inventory and offer flexible living-dining layouts.
  • 3-Bedroom: 26 units — The most exclusive floor plans at Ālia, limited to just 26 residences. These premium units deliver the largest square footage and are positioned for the best view corridors.

As of the developer’s last public update (early 2024), approximately 86% of Ālia’s market residences had sold during pre-construction sales. Kobayashi Group has not published a figure since, and a broker has separately claimed 99% — neither is confirmed as of Aug 15, 2026. Kobayashi Group has not published a figure since, and a broker has separately claimed 99% — neither is confirmed as of Aug 15, 2026. Remaining inventory includes select 1-bedroom through 3-bedroom units. Prices reflect Kakaʻako’s premium luxury market, comparable to nearby towers like Victoria Place at Ward Village.

Interior Finishes

Ālia’s market tower residences feature Gaggenau kitchen appliances, natural stone and wood-toned finishes inspired by Hawaiʻi’s landscape, and floor-to-ceiling glass that maximizes natural light and views. Interior design by The Vanguard Theory emphasizes warmth and texture—a deliberate departure from the stark minimalism found in some competing towers.

Ālia Kakaʻako Amenities & Building Features

Ālia’s amenity program spans two levels—the ground floor and a 6th-floor recreation deck—and goes well beyond the standard pool-and-gym package you’ll find at most Kakaʻako condos.

Ground Level Amenities

  • Ālia Lounge and coffee bar
  • Bowling alley
  • Pickleball court and basketball court
  • Health club with outdoor fitness area
  • Movie theater and multimedia room

  • Co-working spaces and conference room
  • Lei Kou Community Garden

Sustainability Features

Ālia will feature one of Hawaiʻi’s first residential greywater recycling systems, along with rooftop photovoltaic panels, high-efficiency water fixtures, and EV-ready parking infrastructure. The building delivers 50% more recreational space and 70% more open space than required by the Hawaiʻi Community Development Authority (HCDA)—a significant commitment to livability.

Location & Lifestyle

Ālia’s address at 888 Ala Moana Blvd places you at the intersection of Kakaʻako’s two most vibrant districts. To the west, SALT at Our Kakaʻako offers dozens of restaurants, cafés, and boutiques within a two-minute walk. To the east, Ward Village provides Whole Foods, Nobu, and a growing collection of retail and dining options.

The first-row Ala Moana Boulevard position means Kewalo Basin Harbor is directly across the street, with Kakaʻako Waterfront Park and Ala Moana Beach Park both within a 10-minute walk. For commuters, the planned rail station at Civic Center connects downtown Honolulu, while major bus routes along Ala Moana Boulevard provide access across Oʻahu.

Daily essentials are genuinely walkable—grocery shopping at Whole Foods (Ward Village) or Down to Earth, morning coffee at dozens of SALT cafés, and weekend dining without ever moving your car from Ālia’s 866-stall parking garage.

Ālia Reserved Housing: October 2026 Release Update

Update checked October 18, 2026: New broker announcements report that Ālia’s 40 reserved homes have launched, with application packets available now and completed applications accepted October 28–November 1. This supersedes our October 16 note that the release was still unverified. ONE Pacific Realty’s October 17 announcement reports a November 1 deadline and November 14 lottery.

Source note: We have corroborating broker reports, but have not obtained the original Owner-Occupant Presale Announcement or final application packet. Prices, dates, layouts and application procedures below are broker-reported. Confirm them with Ālia’s official sales office at 808-466-1890 before making an application trip or financial commitment. Packet availability does not mean completed applications are being accepted today, and entering the lottery does not reserve a home.

Reported prices and floor plans

The new independent broker floor-plan guide describes 40 one-bedroom homes, including junior one-bedrooms, on podium levels 2–5. Its reported range is $513,784–$533,704 and approximately 391–500 sq ft. These release descriptions replace the older preliminary studio/one-bedroom and 409–506 sq ft estimates on this page.

Plan Approx. area Reported release price Homes in offering
Residence 16 · 1 bedroom 500 sq ft $513,784 16
Residence 17 · 1 bedroom 493 sq ft $515,063 4
Residence 15 · junior 1 bedroom 463 sq ft $518,170 16
Residence 18 · 1 bedroom 391 sq ft $533,704 4

These are reported prices for an eligibility-restricted offering, not open-market starting prices or a count of homes still available. The guide reports Bosch appliances, central air, an in-home washer and dryer, and access to the building’s amenities. Ask for the final floor plan, parking assignment, amenity rights and monthly association dues for the unit you want. The Gaggenau specifications elsewhere on this page describe the market residences.

Reported application and lottery dates

The independent reserved-housing guide publishes the schedule below; ONE Pacific Realty and the October 16 Compass broker announcement corroborate the November 1 application deadline and November 14 lottery. Times are Hawaiʻi time. Confirm the original notice and any amendments with the sales office.

  • October 15: Application packets became available, according to ONE Pacific Realty.
  • October 28, 10:00 AM: First day completed applications are accepted.
  • October 29, 5:00 PM: Reported last day to pick up an application packet.
  • November 1, 5:00 PM: Completed-application deadline.
  • November 14, 11:00 AM: Public lottery.
  • November 18–22: Reported unit-selection appointments in lottery order.

The broker guide says applicants must pick up and return the packet in person. Confirm the location, hours, appointment requirements and approved lenders before going. It lists two notarized affidavits, the reserved-housing registration agreement, a project-approved lender’s pre-qualification letter and an application checklist. Request the complete official packet; this summary is not an application.

Income limits and qualification

The reported release uses the 140% AMI income tier. The figures below match HCDA’s official 2026 income table. The reported asset limits match the 125% asset calculation under the vested 2005 Mauka rules in HCDA’s 2026 asset table. HCDA also publishes a different 135% asset calculation for another rule set, so use the schedule named in Ālia’s application packet.

Household size 140% AMI income cap Reported asset cap
1 person $130,700 $163,375
2 people $149,400 $186,750
3 people $168,100 $210,125

Being below an income cap does not establish eligibility. Residency, household size, assets, homeownership history, prior reserved-housing purchases, financing and owner-occupancy also matter. Have the sales team and HCDA review your circumstances. Our qualification guide explains the preparation process.

Ownership restrictions and costs to confirm

These are HCDA reserved homes for eligible owner-occupants. HCDA’s program overview describes occupancy restrictions and shared equity. The final unit documents determine the regulated term, buyback rights and equity repayment. Do not assume a two-year rental date or that all restrictions end when the occupancy term ends.

Before choosing a home, obtain its HOA budget, parking details, deposit schedule and financing estimate. Compare the full monthly cost, including mortgage, association dues, property tax and insurance. We have not verified those unit-specific costs. Completion estimates also differ: Kobayashi Group has listed Q1 2027, while the new independent broker guide says Q2 2027. Confirm the current expected closing date for your unit.

Ask Team Wong about Ālia reserved housing for help checking the packet, requirements and next steps. New Construction Hawaiʻi is a Team Wong Hawaiʻi publication, not the developer or the agency deciding eligibility.

How Ālia Compares to Other Our Kakaʻako Towers

Ālia is one of several towers planned under the Our Kakaʻako (Kaiāulu ʻo Kakaʻako) master plan. Here’s how it stacks up against its neighbors:

Feature Ālia Kahuina Kaliu
Developer Kobayashi Group / BlackSand Capital Stanford Carr / Kamehameha Schools Kamehameha Schools (planned)
Total Units 457 ~500 TBD
Price Point On request (luxury) Mixed (market + affordable) TBD
Ocean Frontage First row (Ala Moana Blvd) Second row Varies
Status Under construction (Q1 2027) Under construction Planning phase

Ālia occupies the premium position in the Our Kakaʻako lineup—first-row ocean frontage, luxury finishes from Kobayashi Group, and a price point that reflects its best-in-class positioning. Buyers who want a Kakaʻako address at a lower entry point may want to explore Kahuina’s affordable housing allocation or upcoming options at Kaliu.

How to Buy at Ālia

Ālia’s sales process follows a phased approach typical of Hawaiʻi new construction:

  1. Owner-Occupant Release: First phase reserved for buyers who sign an affidavit committing to live in the unit for the first 365 days of ownership.
  2. Unrestricted Release: Second phase opens to investors and second-home buyers.
  3. Reserved Housing: A separate offering for eligible buyers. October 2026 broker announcements report a November 1 application deadline and November 14 lottery; confirm the original notice with the sales office. Check the reserved-housing details above.

With roughly 86% of market units reported sold as of the developer’s early-2024 update, remaining inventory is limited — confirm today’s availability with the sales gallery. Interested buyers should contact a buyer’s agent familiar with Kakaʻako new construction to explore available units, schedule a sales gallery visit, and understand the purchase timeline as the building approaches its Q1 2027 completion. For a deeper look at the buying process, see our guide to buying new construction in Hawaiʻi.

Frequently Asked Questions About Ālia Kakaʻako

How much do condos cost at Ālia Kakaʻako?

Current market-residence pricing at Ālia is on request and varies by floor plan and view. October 2026 broker reports quote $513,784–$533,704 for the separate reserved-housing offering. Those prices require eligibility and confirmation against the official release documents; they are not open-market starting prices.

When will Ālia be completed?

Ālia’s estimated completion date is Q1 2027 (first quarter of 2027), according to Kobayashi Group. Construction is currently underway at 888 Ala Moana Blvd in Kakaʻako.

Who is the developer of Ālia?

Ālia is developed by Kobayashi Group in partnership with BlackSand Capital, as part of the Our Kakaʻako master plan by Kamehameha Schools. Kobayashi Group previously developed Hokua, Park Lane, and One Ala Moana—some of Hawaiʻi’s most prestigious luxury residences.

How many units are at Ālia?

Ālia has 457 total units: 417 market-rate residences (114 one-bedroom, 271 two-bedroom, and 26 three-bedroom) plus 40 reserved housing units priced for income-qualified buyers.

Does Ālia have affordable housing units?

Yes. Kobayashi Group confirms 40 reserved homes at Ālia, subject to HCDA eligibility and ownership restrictions. New broker announcements report application packets available in October 2026, completed applications due November 1 at 5:00 PM and a lottery November 14 at 11:00 AM Hawaiʻi time. We have not obtained the original notice; confirm all deadlines and requirements with the sales office.

What amenities does Ālia offer?

Ālia features resort-level amenities across two levels: a ground-floor bowling alley, pickleball and basketball courts, movie theater, health club, co-working spaces, and salon/spa. The 6th-floor deck includes two pools (family and adults-only lap pool), cold plunge, sauna, dog park, central lawn, bocce court, and outdoor grills. The building also includes a community garden and 3,118 sq ft of ground-floor retail.

Is Ālia a good investment?

Ālia occupies a first-row ocean position in Kakaʻako with unobstructable views—a rare feature that historically supports strong appreciation. The Kobayashi Group brand, premium finishes, and limited remaining inventory (~86% sold per the developer’s early-2024 update) all suggest strong demand. First-phase market purchases carry an owner-occupant requirement. Reserved homes have separate HCDA occupancy and resale restrictions; verify the specific unit documents before planning to rent or resell.

Where exactly is Ālia located in Kakaʻako?

Ālia is located at 888 Ala Moana Blvd, on Block I of the Our Kakaʻako master plan. It sits at the Diamond Head (eastern) end of the development, bordered by Ala Moana Boulevard, Koula Street, and Auahi Street. The tower is directly across from Kewalo Basin and within walking distance of both SALT at Our Kakaʻako and Ward Village.
