For Mau Loa, request the current phase’s public report, adopted budget and assessment schedule. The coming-soon release pages reviewed October 1 did not establish its fees; another Koa Ridge neighborhood’s estimate does not establish Mau Loa’s costs.

Koa Ridge HOA fees: dated budgets and estimates

Koa Ridge has a master association plus separate condominium assessments. The Puaola Phase I public report states a 2026 master base assessment of $239.34 per quarter, equivalent to $79.78 per month. Additional property-specific or special assessments can apply.

The table separates the condo maintenance estimate from that master assessment. A report issued or amended in 2026 can still use a 2025 budget basis; those figures are labeled below and need a current unit statement before you rely on them as today’s costs.

The Keʻolu and Walea II rows use the newer amendments, which replace the original estimates. Keep Walea II’s phases separate: their published figures differ slightly. Puaola’s 2026 condo estimate plus the 2026 master base assessment works out to $512.87–$571.44 per month, before unit utilities, metering charges, or other applicable assessments.

Ask for the current budget and assessment statement for the exact unit, including reserve contributions, insurance coverage, any special assessments, and when owner billing begins. Utility inclusions differ by condominium. For affordable homes, ask about any separate program monitoring charge. The Koa Ridge HOA guide explains the structure; the reports cited above establish the dates and scope of these estimates.

Compare Hoʻopili and Koa Ridge ownership costs

Compare the same home type and the same budget year. Hoʻopili’s published 2026 master assessment is $87.69 per month; the Koa Ridge master base assessment quoted in Puaola’s 2026 report is $239.34 per quarter ($79.78 per month equivalent). Condo assessments and utility inclusions differ. Use the Hoʻopili fee schedules and Koa Ridge fee schedules to compare the dated documents, then request the current statement for each unit.

What to request before buying

Before making an offer, request the current assessment statement, adopted budget, reserve study, insurance coverage and deductibles, recent meeting minutes, any special assessments, and the date owner billing begins. Ask which utilities and maintenance duties are included. A detached home can still have condominium assessments.

For a monthly ownership budget, add the unit’s actual association charges to your lender’s payment estimate, property taxes, insurance and utilities. Published fee estimates are useful starting points; they are not a forecast of future increases or a substitute for the current unit documents.

For earlier neighborhoods or phases not covered by the schedules above, obtain that association’s current unit statement. The absence of a figure here does not mean there is no fee. Master and condo documents determine which charges and maintenance duties apply.

Frequently asked questions

How much are HOA fees at Koa Ridge?

The Puaola public report states a 2026 Koa Ridge master base assessment of $239.34 per quarter ($79.78 per month equivalent), plus separate condo maintenance. Puaola Phase I’s 2026 condo estimate is $433.09–$491.66 per month. Other phases have different figures and some published estimates still use a 2025 budget basis; see the dated table above and request the current unit assessment.

Why are there separate master and condo assessments?

The master association and condominium association have different responsibilities and budgets. Review both schedules and the governing documents to see which shared facilities, maintenance, insurance and reserves each covers. A detached building does not by itself mean there is no condo assessment.

Do these published figures equal my current bill?

Not necessarily. Developer reports disclose estimated costs for a stated budget period; an adopted budget, later amendment, special assessment or change in developer-paid expenses can affect actual billing. Request the current assessment statement for the exact unit.

Do the fees include water, sewer and internet?

Utility inclusions depend on the condominium. The five Hoʻopili filings reviewed list unit water and sewer usage separately, plus a $10 monthly meter-reading charge. Koa Ridge utility inclusions vary by phase; compare the individual schedule and service agreement.

Can association fees change?

Yes. Assessments depend on adopted budgets, reserves, operating costs and applicable documents. Request the current budget, reserve study, planned changes and any special-assessment notices rather than assuming a fixed annual increase.

How do Hoʻopili and Koa Ridge fees compare?

The 2026 master dues are $87.69/month at Hoʻopili and $239.34/quarter ($79.78/month equivalent) at Koa Ridge. The larger differences often come from condo assessments and utility inclusions. Compare current unit statements and matching budget periods rather than master dues alone.
